    There Are Still Opportunities for Buyers


    Here’s a look at the numbers of our market and how it’s faring.

    Here’s the market report for last month in Dane County, Madison, Sun Prairie, Deforest, Windsor, and Waunakee.


    In Dane County, the median sales price is currently $339,000. That’s up 13% from last year. There were 783 new listings and 979 sales in the past four weeks. That's up by 0.1% from the last four-week period.


    Madison's median sales price is $317,000. That’s up 12% from last year. There were 318 new listings and 381 sales, with no change in the sales from the past four weeks.


    Sun Prairie’s median sales price is $333,000. That’s up 15% from last year. There were 72 new listings and 101 sales in the past four weeks. That's up 0.2% from the previous four-week period.


    Deforest’s median sales price is $330,000. That’s up 11% from last year. There were 32 new listings and 49 sales. That's up 0.25% from the prior four-week period.


    Windsor's median sales price is $378,000. That’s up 14% from last year. There were 12 new listings and 12 sales. That’s up 0.5% from the last four-week period.


    Waunakee’s median sales price is $418,000. That’s up 11% from last year. There were 34 new listings and 55 sales in the past four weeks. That's up 0.5%.


    The market's still strong and the total number of sales is staying consistent from month to month. Inventory is low, but there are still some opportunities for buyers. I do expect this seller’s market to slow down as we head into the fall and winter.
