What’s Happening in Our Market?
The latest statistics from Dane, Columbia, Rock, and Jefferson counties.
Today I want to update you on the state of our market. Let’s compare May 2021 to May 2022 so that you can see how that market has changed over the past year. This information is hot off the press, so some sales may not have been reported yet.
In Dane County, there are currently 1,245 active properties. The average list price of those properties is $488,000. The number of total listings is down by 4%, sales are down by 15%, and the average sales price is up by 11% at $438,000. Properties also sold about 2 days faster than they did in May 2021.
In Columbia County, there are 125 active homes. Their average list price is $398,000. The total listings are down by 26%, sales are down by 40%, and the average sales price is up 7% at $334,000. Properties are selling around 3 days faster than last year.
In Rock County, there are 423 active listings. The average list price of those homes is $295,000. The total listings are down by 1%, sales are down by 5%, and the average sales price is up 7% at $256,000. The average days on the market is the same as it was last year at 14 days.
In Jefferson County, there are 423 active properties. Their average list price is $376,000. The number of listings is down by 15%, and sales are down by 22%. That’s quite a gap, and it’s why we’ll probably see inventory growing in many of these counties. The average sales price is up 13% at $359,000, and the days on market is 12 days faster than it was a year ago.
Things are definitely changing, so you should keep an eye on the market. I expect these trends to continue; we’ll have more listings and fewer sales. I also expect prices to slide a little, but that’s just a guess, so it’ll be interesting to see what the coming months report.
