    Looking Back at the 2021 Market

    A look back at the 2021 Dane and Columbia real estate markets.

    Today we wanted to look back at the 2021 market and compare it to previous years. The stats will be for Dane and Columbia counties.

    Dane County

    The median price ended at $350,000, which is a 10% increase from 2020. In the last five years, Dane County has gone up 25%, so there’s some pretty solid appreciation. There are currently 646 listings, ranging from $55,000 to $2.8 million, and only 335 of those are active, meaning they have no offers at the moment.

    Last year there were 8,582 total sales, and the last two years were pretty similar. The population is rising, so more units need to be produced. However, inventory is still thin because they aren’t building fast enough to keep up with the rising population. Dane County has seen a 54% increase in the last twenty years, which is a 2.7% return per year. It's not great, but it’s steady and good if you’re planning to live there over a seven- to 15-year span.

    Columbia County

    The median price was $239,000, which is up 22 % in the past five years. There are 88 listings, and 48 are active, ranging from $50,000 to $1.8 million.

    Over the last 20 years, Columbia County has seen a 49% increase in property values.
    That equates to a 2.5% return annually, which is not amazing, but it is steady. That number also factors in the years from 2001 to 2013 when the market dropped significantly.
